First home buyers flock to the northern suburbs

The 3064 postcode has been revealed as a favourite with first home buyers.

Latest data from the Victorian government reveals that 3567 first home buyers buying houses in Craigieburn, Donnybrook, Roxburgh Park, Kalkallo or Mickleham claimed the government’s stamp duty concessions and exemptions and first home owners’ grant.

The concessions and exemptions apply to first homes costing $750,000 or less. Homes under $600,000 do not attract any stamp duty, while concessions apply for purchases up to $750,000.

Postcode 3064 had the highest number of stamp duty concession and exemption claims in the state, followed by 3029 which takes in Hoppers Crossing, Truganina and Tarneit.

Postcode 3754 (Doreen and Mernda) rounded out the top 10 with 1116 claims.

Treasurer Tim Pallas said more than 62,000 first home buyers have claimed stamp duty concessions and exemptions over the past two years, saving them more than $1 billion.

“We know how tough it can be to buy your first house – that’s why we’ve slashed stamp duty,” Mr Pallas said.

“In just two years, our changes have helped tens of thousands of Victorians get a foothold in the property market.”

The government data comes as the Real Estate Institute of Victoria revealed the median house prices in 3064 and 3754 fell over the 12 months to June.

According to the REIV, the median house price in Craigieburn was $530,000 as of June 30, down from $570,000 in June 2018, while the median price in Mickleham was $527,000 – down from $550,000 12 months earlier.

In Roxburgh Park, the median price fell from $573,000 in June 2018 to $516,000 in June 2019.
